hey all, i was wondering if some more veteran investors in canada (even better quebec) can give their opinions on these two quintuplexes that i'm currently looking at in sherbrooke, and my analysis of the propertiesproperty #1: quintuplex with gross rent 28,260/yr with asking price of 150khttps://www.centris.ca/en/5plex~for-sale~fleurimon...pros: cheap, high cash flow, downtowncons:old (built ~1900, in a somewhat seedy part of town)property #2: quintuplex with gross rent 27,360/yr with asking price 200khttps://www.centris.ca/en/5plex~for-sale~mont-bell...pros: relatively cheap, a bit newer (1950), good location (downtown+near stores)cons: on a busy road (kind of noisy), some grafitti on the side (indicates poorer neighbourhood)what do you think?

Couple this with the fact that Alberta is still considered a "have" province and is paying $19 billion/year in equalization payments to places like Quebec, who boasted a budget surplus and doesn't generally give its support to oilsands projects, and Alberta families are paying hundreds of dollars more per year for an empty "carbon tax", it feels to most here that the rest of Canada likes to kick Alberta when we're down.

Now, the easiest time to find a tenant will depend on where you are and to whom you are renting.viz.1) In our student properties (University town), the "big" months for commencing of new leases are May and September ... though there is a smaller "blip" in January at the beginning of the second semester.2) In our "family" units tend, leases tend to start in July or August - when the kids are out of school.3) For those properties in Québec, most folks play musical apartments on Moving Day /Fête du déménagement (July 01)
