I'd be looking at multiple structures. we try to build below the average new build cost in our market in Columbus Ohio which is 515,000 last year and we target land 40-50k and urban core adjacent where we get higher price per square foot. we build for clients with margin around $190 a sq ft depending on multi or single. we can get that down in our triplex it's a little higher on our single family homes because of garages and limited economies of scale. hope that helps. idk Philly but if you show me the area and styles of homes I can give you some more insights. 

You should setup multiple ways to accept payment.Our tenants have the following methods to remit rent (no cash) -1) Online payment sysem2) Zelle3) Bank deposit at Bank of America.4) Come to the office to remit funds.

There have been some around the $800k mark that did have multiple units either through multiple houses on a property or a guest house on the property in addition to the main house. 

If the difference is too much then they will purchase multiple properties using all of the proceeds.

Summary: 7 loans outstanding: 4 in foreclosure, 1 in default - trying to develop a plan before I begin foreclosing, 1 current, but has needed multiple payoff extensions, 1 current with no issues.

If it were me, I'd invest it into another property (or multiple leveraging further).
