It's the perfect storm of low end houses (they look nice, but they are all builder grade stuff where they are throwing these homes up by the thousands every year), high occupancy with most stays having a high percentage of young wild children, and tired parents after a long day in the parks that are too wiped to police their kids properly.

I called the police and they say the theft is only civil and I have to go small claims, and the threats aren't criminal because its not physical violence.

I am looking to vacate the house and prep for a 1031.I previously had the property listed, got under contract just for this tenant to be the reason we didnt make it through the inspection period.I have a good relationship with her but she is a mess, pays late every month (including her late fee, she is current), police visits, etc.

You cannot have a rental agreement provision that allows a landlord to retaliate against a tenant in any way just because the tenant has called the police, the municipal building inspection department, or other agency to complain about something that the landlord did (when they shouldn't have) or something the landlord didn't do (when they should have).2.

I haven't frequented enough meth labs to know, but I assume that there would have been strong evidence of a meth lab on the property.Depending on your area, the tenants may be able to get a copy of the police report.
