Id recommend connecting with someone who can help you shop more investment-specific/rental programs on a national scale.

The cleaner will actually do all the shopping for the rental among other small misc things.

It's not like other markets where all info is online and everything is super fast and easy.

I would recommend shopping around, especially with a local mortgage broker.

Build your network by joining local real estate investor meetups or online communities like BiggerPockets.

It shows up in my online account, but they have not allowed access to the funds.  

Here's a list of things to track:- Formal lease application- Formal signed and executed lease specific to your state- Payment history (I recommend using online rent collection like Apartments.com, RentRedi, etc)- Maintenance requests and receipts- Accounting for all rental-related expenses (repairs, utilities, etc) The more you treat it like a business, the more helpful you are to your CPA come tax time. 

I'm having a hard time trying to find a bank that I can open a business account with online.
