That means weekly on going preventative maintenance fixing small problems before they become big problems. 

I lived well below my means, worked a full time job for years while doing this on the side, persisted when others did not... and now I am enjoying the fruits of my labor.  

Depending how much of the neighborhood is a hot zone for renting rather buying, and which Property type is performing better than the other (meaning 1bd 1ba 2 floor renting out faster and much more consistently than a 2bd 1ba 1 floor), you can make your choice of those factors as well as other ones that impact your decision for what you wanna do with your investment.

Now, that doesn't mean that everything you find on there is going to be spot on.

That means it would take you 8 years to recoup the extra 50K down on the conventional by saving $533 per month on the lower monthly payment.
