Thanks for the advice of 100k per unit, I'll try to stick to that as close as possible, but it's nearly impossible to find anything in West LA in a decent area for less than $400k out of the gate.

Maybe I can break into LA in the future.

However, I cannot find a list anywhere and no one at the Sheriff's office or the Tax Assessors office seems to know where a list of tax delinquent properties can be found.I live and invest in Lafayette, LA (in Lafayette Parish).

DamnB. depends on what you consider surrounding, but if you go about 2 hours outside of LA in most directions you could find it. 

I'm in talks with an owner for a similar deal in LA, in a very hot part of town, and if I bring in double the rent I'll be THRILLED.
