I'm in Foster Powell, close to cafes and bars in the FOPO triangle.The duplex has been gutted and totally renovated, so pretty much everything has been replaced via a 203K loan.Each unit has 2 bedrooms and 1 bathroom.

@John Powell The problem for me in selling the properties is the tax implications I would expect to pay 30% maybe more on the procceds of the sale where on a cash out refi the proceds are tax free and I get to keep a good cashflowing property

@Derrick Powell Keep in mind if you sub meter and pass the water bill on to your tenants vs you paying them now; you have essentially raised your rent wit no benefit to the tenant.
