We found a 188 unit deal in Columbia South Carolina and Ryan had actually already underwritten it but he missed the fact that the T 12 actually only had 11 months in it instead of 12 so we caught it and Multi Family Mindset’s internal underwriter really loved the deal.

The interior was outdated, the landscaping was overgrown, and several deferred maintenance issues were apparent.

The lease language requires the interior of the building to heat to 70 degrees.

Something like: Tenant will maintain interior temperature of unit at a minimum of 50 degrees.

I just created 4 google chrome extensions using it that can send information through AI assistants and spit out different results from Meme's, to images to social media posts etc.We are also building agents in copilot that are specific for internal use.

My landlord insurance will have to cover the costs of fixing the interior like replacing carpet, interior painting etc.

This property was in rough shape, so I tackled the essentials: new roof, plumbing fixes, and updating the interior to make it livable again.
