I would recommend against being the GC unless you are confident of doing more than one effort.  

A realtor doing high volume, you don't have to use one you can poll 3-5 agents see what they do to get you the comps and then pick that person to help you.

Since you’re considering relocating, I can’t recommend the house hacking investing strategy enough.

However, some amenities consistently deliver high value because they attract more bookings, increase nightly rates, or result in better guest reviews.

Focus on running a clean operation rather than perfect technical compliance.Pro Tip: Your biggest risk isn't the IRS - it's partners who might complain to the IRS.

There is an incredible amount of points to consider when weighing the options on something like this and honestly, I don't recommend it to very many people at all ....even seasoned tradesmen and investors.

My recommendation is neighborhood specific.

Lots of wrong/bad numbers and high email bounce rate.
