for whatever reason you have the tag line"appreciation is gambling or speculation" and I am not a gambler or speculator.. in some markets this is accurate in others its not wise at all.like when you see his rental proforma and the rents double in 20 years.the only place I have seen that is on the coasts.. not in the mid west..
