I would suggest going to the find a lender tab here on bigger pockets to find a local lender who has the same products. 

@Jose Morales Is there a reasonable expectation backed by fundamentals suggesting these properties valued at $25K will appreciate?

I’m hoping to find more success in Phoenix, but as you stated, the old fashioned way may be my best bet.

If you are someone who has a bigger portfolio that you manage I would suggest appfolio or yardi.

You can probably find some around DFW in some of the outer cities for around $250,000, so 1031 the ones with the most equity into more properties with chances for more appreciation.One thing I would suggest is not to buy NEW from the big production builders.

My current agent suggested if it made sense financially, to do some rehab work to get the properties rent-ready, but I do not have the liquid funds to do so and sell these as-is.
