Since the tenant caused the damage there will be no reduction in rent , and repairs will be extra rent .I have the utility company contact me if utilities are shut off , the properties on well have no water without power , city water does , when I get a shut off notice , I go over and blow out the water pipes (winter only) and I disconnect the electric from the water heater ( save the elements) .

If you send me the email thread you had with them (including the contact of the person at the RE commission who gave you this information), I'm happy to pay my attorney a few bucks to follow-up with the commission and figure out where the disconnect is.For what it's worth, my broker reiterated that as long as I'm working under them, I have to use one of the state contracts; if I were my own broker, I can use my own contract when buying as principal.
