It was a foreclosure where the prior owner allowed it to be trashed - the furnace didn't work so the prior tenants were using a charcoal grill indoors to keep warm (and there was soot on the walls where it was).

-gas grills at least 10 feet away from the house/garage-no indoor furniture being used as outdoor furniture-front porch not to be used as storage area-fire pits must be 25 feet from any structure and in a manufactured (bought) container approved for fires...you know what I mean!

Also if you purchase a property that has a rent controlled tenant in it...they are grandfathered in even if it is not applicable to you.I would stay away from Takoma Parks multis as TP has rent control beginning at either 1 or 2 units, and it is much much more restrictive than DCs.

Best practice is to make the call to change the utilities at lease signing, together.Be aware that tenants without electricity sometimes do dangerous things, like use candles for light, charcoal/gas grills for cooking (sometimes inside!)
