Since you know what you need to buy it at and an average rehab cost, I would say $50-70k for a cosmetic flip, set the ARV based on the sample you choose and doing comps and ask them if they would invest in a deal similar to this. 

Builders are offering deals, and there’s more inventory to choose from.

I recommend getting a few quotes and choosing one that is right for your financing strategy. if you are trying to get fix and flip money there is a wide disparity in rates and charges.

That way, you can or choose not, to make a change to the original note.  

Above all, choose a market that aligns with your goals!
