my wife and I are looking to get started in investment properties this is our situation my wife works part-time as an engineer for Chrysler myself I work has a fishing charter captain and I also own a landscaping business which is part time to bring in more cash all of my wife's Paychex are claimed but both of my businesses are cash hey we don't show that much I have payments on a boat for about 35,000 we tried a big Bank like Bank of America to take out home equity loan but because both of us put both of our names on it they denied us because of our debt to income ratio because of the boat that we own for the fishing charter business.

In this area the public schools are not great but many residents use private or charter schools, and many residents are young professionals, having fun with city living before having children.However, that said, the maintenance can be very costly unless you purchase a home that was already completely gutted/re-habbed.Am I using the property classification incorrectly?

I'm a little rusty on my Canadian inheritance taxes but in the USA one gets inherited property tax free and in your scenario you'd want to talk to a chartered accountant before making any decisions, there could be unanticipated tax liabilities (I'm don't know for sure).

If the property is in a district you don’t want your kids to attend, then you have to weigh that, and possibly try to mitigate it (applying for a transfer into a school you like, sending them to a charter or private school, etc.)Good luck!

Postal Service, which is a quasi-private company with a government charter -- for most of its history, it's been required to run without subsidy from the government, and if you ignore the effects that recent technology has had on the USPS, it's been quite successful (unfortunately, they're not doing a very good job of adapting the new world order).If other government programs were run as well as the USPS has historically been run, we'd be able to accomplish a whole lot more with the tax revenue we're already generating in this country.Anyway, the simple point is, instead of just thinking about out to generate more or spend less, politicians should be thinking about how to overhaul existing programs to allow them to accomplish as much with less (or more with the same).
