The city is working on getting a a ferry to NYC which should increase rent / appreciation.

Number one, if you want this in city limits, zoning will probably flat out refuse it. 

For example, in Northern Ky it depends on city/county

My duplex cost me $620k and requires only a small amount of cosmetic work2/ With remote work more people are moving to NH because they don't need to go into the city as much3/ Some people are sick of MA politics so want to move to more conservative NH4/ There is a housing shortage in NH. 

The city has changed Section 8 requirements multiple times lately.  

Any investors or locals care to share some insight on Fayetteville, Rogers, Bentonville, and surrounding cities?
