All good reading and listening, education is best and if you want to learn you have to ingest as much information as possible.I read many books that helped me, but my go-to is listeining to at least 2hrs of podcast with real examples per day.One very important things that "want-to-be" fails is to understand that real estate has many different specialities, so you have to focus your time in your real project.

and do you have to put additional money into the project? 

Digging down is a project I am just finishing up.... it is exhausting but potentially worth it.

He prioritizes deals with substantial margins, mitigating rate increases, and actively manages rehab costs to maximize profitability by being heavily involved in the process and GCing his own projects.

Rents started to come down and I had to leave a lot more money in projects that I was in the middle of.  

The motivation is not necessarily to scale into larger opportunities but rather to achieve better balance and also optimize the performance of the projects and types of projects I currently pursue.I have no shortage of individuals who possess specific skill set who would want exclusive rights to that particular service vertical in return for contributing capital and a partnership interest (construction background and wants to take over all construction duties or someone who is a sales broker and wants to list all of the properties etc.)

Are your projects at about completion? 

I list on the MLS but if the property needs updating I also have a list of flippers for these projects.

Seemed legit and expecting to hear back from them today on some proposals for a project I am working on.
