I thought HML didn't like me and was biased, but in fact they did me a favor.They taught me a simple lesson: rehabbing is not about finding a cheap distressed property and a contractor willing to fix it for X dollars to sell it for Y.

I personally avoid any lender who says "We can sometimes make exceptions to do "x, y or z"."
