Single family homes typically sell faster during spring/summer months whereas they can sit longer during the winter months. 

Wondering if people see the correction accelerating through the winter?

Since you will have it on the market sooner vacant I think that would be my preference going into winter, if it were closer to summer I would put tenants in.

.#2 can be a bad option in the middle of winter when renters are harder to find.

I also used to live in CO and love winter park so wondering how that went as well??

We've seen our area MLS which covers about 20 counties come down to an average sold to list price ratio of 95.1% and Knox county specifically has come to 96.4 % which is lower by about 2% from this time last year and down from our peak this year of 98.5%. but it's about in line from winter 2022 into spring 2023 which was a time when rates were rapidly rising.
