It has historically been neglected by the city but that trend is changing.

I think in general, the east side is lower cap rate and COC, but higher quality tenants and more trendy neighborhoods vs. the west side.

Denver is definitely exploding right now and I'm looking to capitalize off my properties that are in the neighborhoods that are trendy right now and get some in the up-and-coming neighborhoods that are very rentable with little fix up cost.

Considering the fact "investing " is trendy now most wanna be investors are to lazy to do the necessary steps  that is required to be successful You can't crawl if you haven't learn to sit up right......
