Wow this thread has some traction.  

I'm finding out that involving yourself in activity is the best way to learn, move forward, gain traction, etc etc...very encouraging man!  

@Dev HornSounds like you are getting traction.  

Not sure where you are in VA but I recommend you start attending some local REIA, I have attended a few in Northern VA, I really like the CAZA in Falls Church and have attended Traction, while with Traction you gotta ignore all the up selling and just take the opportunity to meet other local investors (special note: leave your wallet at home to not be tempted by the bright shiny lights of riches in days, if you still want it after a couple days of thinking about it go for...this is a serious tip.  

High asset prices + 20% unemployment + no traction on the medical front = underwriting that is not even close to hitting target returns. 

The Bay Area is a bit challenging, but i think as long as i stay steadfast in my process i will begin to see some traction.

Do I wait to build traction in the business or should start one right away.

Rentals $1000 and above we see a lot more traction with the Zillow sites and below $1000 it is 50/50 Zillow and Craigslist. 

Yes I paid them a ton of money to join their group.I got traction immediately after joining because I had essentially "bought" credibility because I now had a partner who as of today has about 4,000 units that he has syndicated.
