  $5000 seems a little high for a free and clear property and there may be some ways to shave more off by structuring it a little differently. 

I shaved  brushed my teeth.. and I took the Tesla to the do it yourself car was and cleaned it head to tow. 

I am at 70% with 15% of ARV shaved off. 

I've found putting myself out there has helped me shave the learning curve out quite a bit.

Based upon how the neighborhood is trending and the city is developing the area, we would love to pull in some boutique shop, small restaurant, ice cream parlor, etc... that vibes with the millennials taking over the city.My problem, or pickle, is that there are only 11 parking spots on the property--6 in the rear to service the apartments, and 5 out front of the main street by the entrances to the retail space. 

That payment would be ~$1305 and I'd shave a year off my 1st and actually pay back the 2nd instead of int only (plus the occasional principal payment).

Wholesalers have their buyers that they are comfortable with, and they get the cream of the crop.

I was able to lock in a 20 year @ 3.85% on a SFH rental my PI will be about the same but I’m shaving 9 years off the term.
