It’s a 4bd/2bth roughly 1200sq ft ranch style home, I believe the previous owner ran out of money on it; it’s got a new roof, all new wood framing, new electric was ran (but permit wasn’t closed) & all of the plumbing is ran (permit wasn’t closed either).

(our projects have all been internal)10: These models can be goosed or modified or enhanced by qualified opportunity zone funds (deferring capital tax until 2026/7. 11: We are only doing 3 story- easy to build, woody walkups- Nice apartments- (Quartz, stainless, nice kitchen bathroom)- These are so easy to build vs the luxury, podium, 5/2 style.

It closed much tighter after that but still wasn't air tight. jalousie windows by definition will never be air tight unfortunately but they should be tight enough to prevent insects from entering. depending on the condition of yours maybe swap them out for regular windows if the energy efficiency is what you're looking for. mine was in a condo so i had to keep with the same window style.

Put in a new support wall outside, new roof, fixed walk around porch, new HVAC system, 2 new bathrooms done in the historic style in one and not in the other, new water line, new floors, fixed wall that was fallen 6 inches from second story to foundation, replaced termite damaged foundation beams, paint and cosmetic stuff, all new plumbing, lots more.
