How I personally handled this was to give the seller most all the down payment but I took all the monthly payment or majority of it until my commish was paid.. this seemed to resonate well with the sellers Buyers got what they wanted a low down payment deal.. and the next thing you know I had many thousands a month in recurring income .. win win.. but most agents well they wont think that way or simply cant afford not to get paid or their Broker wont allow it..

Obviously, your subject would fulfill that need by taking them step by step on how to purchase a property and removing their anxiety.

That stuff gives me Social Media Anxiety Disorder (SMAD)....I always diss people and feel bad about it later.One time I was on Twitter, cracking on some REI guru guys, and the next day, one of my websites got hacked.

The Note Investor Summit was put in by two guys who are students of Gordon Moss, of "Performance Anxiety" fame (book on non-performing paper).My understanding is they are good marketers. 

Jeff Armstrong use to publish a few books on the topic.And, of course, Gordon Moss has a little intro book ('Performance Anxiety') and I think he still offers a video training  course.

Hey BP, I wanted to talk to you today about something that has affected me pretty much my entire life (as far back as I can remember at least), and that's social anxiety.

What I mean is, I feel like it's slightly more than stretching the truth if I create a website with an "about us" page that sounds like we actually do the things that, as of this point, we only want to do (but we're working hard on finding the right deal, the financial backing, the way to put it all together from purchases to sale, etc.).I guess my anxiety lies in the details of nearly every aspect of investing.

Also, keep in mind, it may not be the seller, it can be the appraiser, they are human and they come in different flavors, I know it is a "science" but, this science has taken us though a series of ups and downs, so do not be discouraged by the provider, if you are satisfied with them to this point, if this is a questionable event, as part of either recurring events int he transaction, it may be time to exit. 

Does it cause you any stress or anxiety, or is it just another bill that needs to be paid?
