That means calling the inspection office to see if they have an open permits, if it is in fact a legal x unit, does it have any housing violations, has their been any police activity near the property, have any of the current tenants had an eviction on their record.

Many jurisdictions will not record a subdivision plat until you've put in (or bonded) the infrastructure (power, sewer, water, roads, etc). 

Hi John- they seem to be in a tough spot related to the Synapse Financial bankruptcy- they've essentially suspended operations and are trying to sort through the mess.

It's a bit cumbersome, you have to maintain strict financial separation, and because the loans have to be non-recourse, your LTV is lower.

If it's a part-time investment hobby, then it might not make as much sense, financially at least.

Both tenants are on modified gross and believe that they are not financially responsible for the repairs needed in their space because it was not their fault. 

Also with a good resume and track record, I'm guessing they will want to stick around long term.

P and Z  is on board as this will increase the financial  sustainability of my small farm.

I collect true financials from every seller or agent I work with that is willing to share them & all of the websites tend to dramatically underestimate in these areas..
