Be mindful on tenant reaction.

I would love to see the reaction of your future buyers going through this thread when it is all said and done.

That makes life easier for everybody, tenants included.When there's a possible injury involved, the less reaction the better.

Talk to the zoning official and the code enforcement officer to see their reaction and get their input.

Yes, that was my thought too, but I didn't want some secretary (another resident, not a management company) to give me knee jerk reaction when they don't have any legal knowledge. 

Also, I assumed that the contractor was charging her for much more to complete the project than estimated which caused a chain reaction of not keeping up on mortgage payments.

I (also read "We" throughout this agreement) understand that if my pet: a. causes noise, odors, and/or damage; and/or b. causes another tenant or the owner to have an allergic reaction or phobia; and/or c. harms or acts aggressively or could be dangerous toward another tenant, contractor, neighbor, or the owner; d. causes a written complaint to be received from a neighbor, other tenant, or any other person or organization, then my pet is to be immediately removed from the premises, upon written notice from the landlord/agent, never to return (neither to live nor to visit).

Be ready for both reactions.
