I would add, make sure you have good landlord resources as you enter into the landlord domain-lease agreement fitting your situation-resources for your tenant application process -needed landlord forms and notices-education resources-management tools (e.g. software to keep all records, pictures, payment history, etc.)Best wishes.

Title will need to prepare/receive a mortgage, promissory note, and other documents to be signed and recorded at closing if you are using hard money.

@Jide Alufa if you're investing for long term MF is the way to go, yes there are lots to learn @Justin Kane point investing in as a LP will get you the experience while reducing your risk as you'll be with operators who have a track record of performing. 

I'd honestly say go for the girlfriend -- if she gets an eviction on her record she can't serve as a front for this guy, and they both know it.

@Tom Server if the seller is not the one listed in our current tax records, we normally require the documentation that they have the right to sell before we can list it.

I'd also put up cameras outside to record what is going on (and should the police need it).

Experienced developers are vertically integrated and don't need new friends or want to do mentorships. tie a site up, record videos, establish yourself as someone they need to do through marketing. if you want to really do that it's what you need to do.

Also, is an invoice from this person enough a record for tax purposes or do we need a receipt of a payment from him?
