It's comparable to the low to mid-grade Armstrong vinyl, depending on which specific product your buy.The big thing to consider when putting down vinyl plank flooring is whether you want a floating install or a direct glue install.

If you don't have capital (IE you are trying to wholesale, wrap, subject-to, or seller-carry creative financing), you might be better off moving to the area where you want to invest, it would be extremely difficult to do that from overseas profitably.In my experience, I'd stay away from the low grade houses and focus more closely on Multifamily, particularly larger properties as the price per unit and price to rent ratios are closer to what excites you about the low end homes, but with less risk and greater economy of scale.

Grading and excavating will be big $$ cost.Don't go into anything too lightly and yes it takes a LONG time and LOTS of research to properly develop a property.If you were building a new house (where utilities are already ran) you will be getting 120-140 sf cost from general contractor.

Plaster and lath inside the cavity with jagged rock and mortar.Last electrical up grade 100 to 200, cost about $200 for the box and breakers.Well worth the change and it shows up in inspections and the appraisal.

You need to decide what niche of real estate investing appeals to you or multiple ones and then find highly successful people in that field.Some have written books and others have not and have it all in their head and you have to hang around them locally to get access.I typically never find any books at a book store with real estate as they are new to middle grade material and I know all of that info.
