It would drive me nuts drive by a rental house with trash outside, cars parked on the dirt, weeds in the yard and peeling paint.

The appraisal report mentioned that the studio is not consistent with the main dwelling standards and hence given a separate valuation - about $180/sqft lesser than the main dwelling (building alone) discounting the value of the land (studio has peel and stick flooring with no heating or cooling).

I should mention the MLS listing was scary, it claimed one had to enter at their own risk, wear a mask (there was a little mold from the basement getting storm runoff, but it wasn't bad).
