I take a look at the comps from the past 3 months and compare each property's finishes, livable sqft, condition of backyard, type of flooring, type of cabinets, etc.

I've dealt with a lot of tenants like this in the past and if they don't act professionally from day 1, I've never seen it improve.

You may need to switch lenders or find a good broker to help with the loan so they can get you past this issue.

No formula can be accurate across the board because even “cookie cutter” properties next store to each other differ as to view, location to the street, topography of the land, lot size, physical condition of the property, past remodeling, quality of the mechanical systems, sunlight, utility bills, past use, etc.  

In the past I have used a property manager but thinking of doing this myself.I was wondering if any other small landlords do anything to hide their real name and/or real address/phone number from tenants during the screening and leasing process.
