The promising news is inventory is not quite as tight as last year with the exception of medium to large apartment complexes which remain quite overpriced.What size (2-4, 6, 8, 12, 16) of property are you entertaining?  

My focus is buy-and-hold, with the first few years of investing in single-family, develop and season my systems, then begin to grow into multi-family and end up in small and medium apartments.

I am hoping that I will learn something through this medium that I can use to successfully enter the world of real estate investing.  

Make sure you can proof up with your offer.I know in my market the medium sized local builders have an 'edge' because they will close faster than the big guys. 1m closing in 6 months is usually more attractive than 1.2m closing in 15! 

They kept mentioning to us that they needed to be a certain width and material in order to accommodate fire trucks.Hope this clarifies things.Garrett F.
