What you wrote above is clear language- send to sales tract, escrow/title/attorney, your agent, their agent, CEO of the builder.

Thanks for the responses.I just wanted to make sure its not language/culture barrier that is causing me to dismiss some of these- that would not be cool for lots of reasons- but here in LA in the LA rent control/tenant friendly environment- MTR hosts are pretty paranoid (that is because as alot of you probably already know- 30 days creates a legal tenancy)Invariably though these people act weird, wont be vetted, never have reviews, etc., so I'm glad others feel as I do.

The language in the bill passed last year distinguishes between owner-occupied STRs which are hosted in a primary residence and vacation rentals (the latter having the <90 days limitation) The concerning part is the bill defines a primary residence as being a property that is eligible for the homestead deduction.

Since it's currently my wife and I.One note, if my subs are hired by an owner and not me, I cannot bind them to my contract or make sure they perform, which I think is part of the USP of a general contractor.Side note: I also plan on having signs posted on all project sites that state that no materialmen's lein can be taken on the project, as well as contractual language to support this.
