it doesn’t really matter.In my experience, cash flow will never make you rich.  

In reality, they're just broadcasting that they have no experience. 

As an Accountant and CFO with two decades of experience in real estate management, I’ve observed that landlords often handle things differently.

Fannie Mae only requires ONE year of property ownership or management experience to allow you to use rent to qualify.

But I was thinking the same thing…and very pleased to know someone with your breadth of experience concurred.  

I personally do have experience with renovations, and being a landlord and have done a few flips some went well and some did not and I have learned some valuable lessons along the way.

My advice would be is to talk to multiple investors who have real world, actual success-based experience in flipping over a sustained period.

I can only speak to the Texas market, where malls that focus on creating consumer experiences (coffee shops, kids play area, entertainment-based tenants) are still performing well even in this age of online shopping.  

Ask how many units they manage and how much experience they have.
