Quick version: You can un-winterize for the inspector to do tests, but you then have to be willing to either re-winterize or (if you decide to buy the house) pay the utilities to keep the house warm so pipes don't freeze, etc.The inspection agreement *probably* says that you can't go back to the inspector for money if he or she misses something major - read it carefully.Long version:I bought the house I live in now as a foreclosure/REO.

I'm down from $5-6k per year in total utilities (high local electric rates and also oil in an older house that's about 3300 sqft with vaulted ceilings everywhere, and I work from home) down to less than $3k.My geothermal's oversized enough that I took out the baseboard hydronic as back up heat after the house stayed super toasty during the last deep, deep freeze, so now I want the indirect tank gone.

A simple cap solved the problem.The second, was also backfilled with soil, graded ok, but while the home sat vacant with water within and around the foundation through many freeze and thaw cycles, the basement experienced its own form of the game Twister.
