Don't let seller financing entice you as to the value of the property, it's just another loan all though cheaper to close on it.

Lease violation: #1 if others are occupying property not on lease.Lease violation #2 unpaid rent, late fees.Lease violation #3 misuse of property, documentation would help- photos - of damageYou have the right to file for eviction if your lease terms are not being followed.The longer you wait to file the longer, the longer you take to get any income from a new tenant.I would give the tenant notice of intent to file eviction action. list the lease violations and unpaid rent, if you want them to stay, give them 2 or 3 days to correct the issue If not file.I have given tenants a mutual lease termination agreement to entice them to move, involves a 3 day agreement to vacate, and then you don't file, I give a cash back amount usually same amount of filing fee to them when they leave and get the keys.

They claim it is a move toward an online real estate marketplace, which could represent some opportunities for investors, particularly if this platform entices more sellers to sell by owner and allows for communication to directly negotiate with the sellers.

I never thought $10k a month in income wouldn't entice me.If I knew I needed $500k down payment to purchase a motel/hotel or apt bldg that would product huge cash flow which is more secure than my current venture.

I like the economies of scale with the larger buildings as well - and being able to quit your job is enticing, but there is a lot to learn yet with your 12, IMO.One of the main causes of business failure is growing too quickly.  

There isn't enough equity to really entice any investors either.

No inspection contingency :)  I can see how that is an enticing offer.  

I wonder if a 2BR 2 bath (with a master suite upstairs) would entice renters.

I love investing and the real estate side of it is still enticing to me.

What is the enticement for people to invest?
