I live in the Eastern Panhandle of WV and many of our investors come from Maryland and VA because those areas are so expensive that there isn't enough opportunity there for investors, but they can capitalize on commuters moving to my area and traveling to theirs for employment.

Eastern states in the U.S. primarily use Attorneys while Western States often times use Title Companies.

It's on the the eastern shore of Lake Michigan in the state of Michigan .

And in eastern TN, getting water is pretty much a slam dunk. 

I would look at areas around Eastern Florida State College and FIT as you have the students as well as the families to rent to.
