Investing in West Virginia (Country Roads Take Me Home)

Hello There,

I have just moved to Morgantown, West Virginia and would love to connect with any other investors in the area.

I've been researching the market and this is what I've come up with so far, I'm still trying to decide if it is a good idea to invest in WV or maybe move up to PA or OH for better opportunities.

WV Market:

Pros

Small market - less competition

A lot of inventory

Opportunities to add value to homes (BRRRR)

(Relatively) low prices

College population (Morgantown)

Cons

Declining population in the state and most cities

High vacancy rates

High crime rates for low populations

Older Population

Depressed Job market, little growth

This is what I see overall but I imagine it is different within different cities and smaller markets in the state. Are there any WV investors out there on the forum, any insight would be greatly appreciated and it would be great to connect!
