@Albert Yamoah, I became a basic member of LU about a month an a half ago.My experience is this.

Easiest solution might be just to extend the period of being able to collect that overage before it gets escheated to the state or taxing authority. 

The reason I ask is I bought my first new home last year and a few things stuck out.  1) My realtor made his easiest $18k EVER.

On the podcast David keeps saying that house hacking is the easiest way to build wealth through real estate, advising to add one property each year paying 5% down.I'm theory it sounds great but in reality assuming you buy a property in the 500k range, there's no way you'll be able to make it cash flow which makes it hard if not impossible to actually scale and do this every year or two.What are your thoughts?

Will I benefit, yep - absolutely not because I am sitting on piles of money ready to buy these properties at half price. 

I am not super well informed about other Canadian markets so would be interested in hearing what other investors, lenders, agents are expecting for the second half of 2024. 

We also have a lot of "one-and-a-half" plexes (not an official name) - which are converted SF using the back staircase to to get to a studio apartment updstairs.

I make half your income at my 9-5, have BRRRR'd a few SFH, and all them were base hits. 

From what I have seen in Colorado Springs, the lease only tends to range from half a month's rent to a full month's.Keep in mind, Colorado is coming out of a very anti landlord legislative session and you will have to stay in compliance with the changing laws.

If they owned the property jointly she should get a step up in basis for his half of the ownership. or if he owned it outright and she inherited it, I believe she would get a full step up.
