Like @Larry T. said most wholesalers are not very good, but just like any trade you will find a diamond in the ruff where you have a good wholesaler.

I could do a lot more if I wanted to venture into some of the C and D neighborhoods in Cincy but I will wait to find that diamond in the rough closer to home in a b to b+ neighborhood.

Others have directed you to great resources here on BP and it's encouraging to see you already plan to attend a local real estate group (RIREIG).In southern Mass there is also Black Diamond REI (blackdiamondrei.com) which is worth the drive especially if a particular topic interests you.I've been doing real estate in Rhode Island since 2004, including wholesaling, buying-and-holding, property management, etc. and I am a cash buyer anywhere in RI.

Vegas used to have good numbers (but I'd argue against the market itself for other reasons) but even those aren't as much anymore, and AZ used to have them but those are gone too for the most part unless you are able to find the occasional diamond in the ruff.
