It has Google Apps integration with gmail and a project management component (which we use for contract management).I know a few people who are using Podio and it's on my todo list.

You could test the commission component by having the agent only remarks offer a bonus to the selling agent if the property sells within a certain time frame.You could also have a discussion with your listing broker about his/her willingness to adjust his/her fee if the property doesn't sell by a certain time and you have to reduce the price.

 Dave, that is correct, all his 1099's he does have to show that the contractors are insured and have workers comp. - only to his insurance co.

The expiration date (not renegotiation date) for the lease is a critical component to your strategy for the property.
