It has Google Apps integration with gmail and a project management component (which we use for contract management).I know a few people who are using Podio and it's on my todo list.  

You could test the commission component by having the agent only remarks offer a bonus to the selling agent if the property sells within a certain time frame.You could also have a discussion with your listing broker about his/her willingness to adjust his/her fee if the property doesn't sell by a certain time and you have to reduce the price.

However my answer was for an owner user building - I think screening before you even show the property will be detrimental.  

 Dave, that is correct, all his 1099's he does have to show that the contractors are insured and have workers comp. - only to his insurance co.

This emboldens my decision-making, as nothing would be truly detrimental to me.

The expiration date (not renegotiation date) for the lease is a critical component to your strategy for the property.
