It would have worked but they got caught with their hand in the cookie jar :crying: I went and looked at a house the other day.

This area consists of many Twin style multi-famliy properties that area easy to work with (cookie cutter), and have an incredibly high demand for rent.

Not saying that's right, but what I've learned 10 years later is its nearly impossible to isolate a single differing feature between like kind properties to accurately depict that feature's true impact on value, especially if the properties aren't cookie cutter rows for instance.  

When they moved in they had been getting along with my elder tenant, they had been baking her cookies and bringing her flowers.  

No shame in going old school with cookies/pies.

But one day, instead of the typical collection call or nasty letter, you receive a box of cookies with a note attached, saying that we would like to lower your payments or lower your loan balance so you can stay in your home.

There are things that come up during these deals that are not cookie cutter and you want someone on your side that knows how to handle certain situations that come up.
