This is the issue I am currently contemplating, having more cash flow from the one property but starting my savings for my next property back near zero or put the minimal down and be able to purchase two next year. 

I can't give you a definitive answer of yes or no, but I would recommend taking a close look at what situations you are contemplating with this applicant and decide whether or not the applicant meets or does not meet your criteria.

Personally, when I contemplate whether to continue holding or to sell a property, it usually comes down to opportunity cost.  

@Marshall Sherwood what @Wayne Brooks said regarding type of real estate Any investment real estate for any other type of investment real estate.What your contemplating would be called a "consolidation exchange" - going from several smaller properties to one larger property.

I was contemplating backing out of my current deal because I thought that I was making a mistake by not using a FHA FIRST then going VA, thinking that would allow me to buy two properties for lowdown. if I'm understanding right, it won't matter what loans I use, the banks are going to see that I already have a property and make it very difficult or impossible for me to go less than 25% down on the next property..

The job market is insanely hot and employers are having to pay sign-on bonus at levels never contemplated before.
