I would target a neighborhood that is big enough for you to concentrate on that one area - get really really great at one square mile, for example.I would spend enough time in the neighborhoods to determine where I wanted to live and where there is the best opportunity for appreciation and clustering properties.

Or maybe if you make a lot of money you need to concentrate on saving and maybe doing extra work on the side to build up, say 20% to 30%, of the cost of property in your target area.Hope this helps!

I also feel that if it is going to be an REI business, you should not do the rehab yourself - I did most of my first rehab myself and found my leads dried up because I was not concentrating on the business but on the rehab work.
