Since I’ve always owned single family houses I don’t have experience on whether or not these type of properties are a good investment in comparation with regular homes. 

The lesson here is when you are shopping for rates you want to do it as close to each other as possible to make sure you are comparing apples to apples. 

If they report to the credit bureaus it will affect your DTI as your DTI is calculated based on what's on your credit report compared to your income.

DSCR lenders will close in an entity, allowing more protection for you, and the industry has become super competitive compared to conventional.

I've definitely noticed sellers asking more than what it is actually worth when compared to another property in the neighborhood that has been rehabbed better.

Then, I plug the applicants into a spreadsheet so I could prove that I compare each applicant the same. 

I reckon I've personally acquired a least three properties on seller terms and have assisted at least three others in three years acquire properties with favorable seller financing.
