I was speaking with an investor with about 25 years experience with Class C rentals and he said he usually uses 15-20% of monthly rent to account for maintenance and capital expenditures combined.

if so (and you probably should), it should be factored into your numbersi can't estimate the rent without knowing the address or cross streets, but i'm sure the combination of your property mgr/agent/internet can help confirm. hope this helps, and good job!

I bought all mine for under 50 a ft...They are newer modern layout and were realativly turn key So I have not pursed building beyond getting  my budgets.
