The lot is overgrown with brush, but not a lot of big trees in the area where the house will go.

Not a big carpet fan, but if already in place and serviceable, here are a few steps I have tried:1) I have had some luck with sprinkling in the Arm and Hammer (big Costco bag) in the carpet, then brushing it in with a stiff broom (gets dusty so wear a mask).

I would maybe just use a static # each month.

Regular mowing over the top of the leach field does 2 things - it keeps brush from growing on top of it as well as allowing the liquid to evaporate.  

So, either prices and rents will be static or rise very slowly.Urban sprawl - Most cities in the US, such as Phoenix, Memphis, and Indianapolis, have large open areas surrounding them that enable unlimited expansion through urban sprawl.

Do not buy anywhere if the state or metro populations are static or decreasing.

In my market condos appreciated 3x in a time period when Single Family only doubled, so I think some of the other commenters are using a broad brush based only on their experience.
