I've had a few properties I'm comping a rehabbed ARV for and will have a client say "well what about this one nearby I found for 30% more" and it's easy to say from my CMA "well that property is block not wood frame, 30 years newer, and has an extra bed and bath".

The SFH is in Irondequoit NY and it seems that the Sewer line is partially blocked.

Is appreciation in your market being driven by actual people who want to buy homes or is it being driven by firms hoping to turn entire city blocks into rentals?

Now, if you were a block or 2 into jersey city which has legalized them and is charging an occupancy tax then that would be a good move.
