At this point, I would recommend having a line of credit to cover these things so you don't have money sitting in the bank doing nothing when it could be put to work.I have 33 units, no debt except for mortgages, and excellent income.

Same as if it was bank-financed.However, make sure that you can in fact reduce your taxes by rental losses.

If you go financed there are a few banks that have both Canadian and US branches. 

Some local jurisdictions have harsher rent control and it can cost more in those jurisdictions.good luck
