After a lifetime in residential real estate I'm finally wising up and wanting to diversify a bit and start dipping my toes in the HM/PM space. 

Example residential whole unit LTR with a PM is a lot less effort than renting by the room on a short-term basis without a PM.

Now it seems very different.So my question is, for those of you who have closed on residential multi family deals recently, have you been finding these on the MLS or elsewhere? 

He's the first to admit he doesn't know everything, but he does know a lot.I like his approach to real estate.He's stayed local and in residential SFR and small MFR, but has diversified with Class A, B & C properties. 

If the manufacturer delivers a damaged building or if the manufacturer files for bankruptcy you could end up the creek without a paddle.For full disclosure my experience with construction lending on prefab/modular homes is limited to residential 1-4 units so there may be some differences if you are building much larger commercial units
