An architect or structural engineer needs to provide you with load-bearing plans for permit with the city or confirm the wall is NOT load-bearing. ($1300 for plans if only a wall--I pay $3500 for a site visit by them and close to full gut of kitchen/baths/door moves/wall removals) Do not skip the permit!!!!

Also, depending on the area, codes and historic have been a big pain especially since the new city administration has put a much higher % inspection requirements for "cosmetic rehabs".I've been able to turn majority of the units in the last 3 years.

In others, you're buying the tax receivable for a certain year; you pay the taxes to the city/county in place of the taxpayer, and now the taxpayer owes you instead of the gov't.

@Amyson VarugheseI'm a property manager in Pierce and Thurston county.If you're in Tacoma city limits you cannot evict during the school year if their kids attend, or if their work is affiliated to the school system.I use Joshua Dabling for evictions.

I was shocked as my dad and I had similar openings cut at our properties for ACs in a nearby city and there were no complaints.I made fun of him a little that he should tell his wife just to shut up about the stupid window.
